Locksmith for Property Managers and Landlords

If you manage buildings in HRM, you already know what you need from a locksmith. Someone who picks up, turns up, invoices properly, and does not have to be explained to twice. That is what I do. It is just me, so the person you talk to on the phone is the person who shows up and the person who sends the invoice.

Set Up to Work as a Vendor

I am fully insured and can send a certificate of insurance made out to your company whenever you need one. I am WCB covered and HST registered. I work with purchase order numbers, and I will not submit an invoice without one. If you use a vendor portal, I will use it. None of this should be remarkable, but if you have onboarded tradespeople before, you know how often it is.

A Rate Sheet, Not a New Quote Every Time

For ongoing work I give you a written rate sheet and hold those rates for twelve months. Lockouts, after hours, rekeying per lock, keys, travel. You can budget against it and your site staff know what a call costs before they make it. No surprises on the invoice and no renegotiating every job.

Your Site Staff Can Call Me Directly

Once we are set up, resident managers and supers call me straight away instead of going through head office for every lock issue. It gets the problem fixed the same day and it takes the back and forth off your desk. Invoicing still goes through the proper channel with the PO, so nothing changes on your side of the paperwork.

Tenant Turnover

This is the bulk of what I do for building owners. Tenant moves out, I rekey, old keys are dead, new tenant gets a fresh set. Usually same day or next day. If you have a run of units turning over at month end, send me the list and I will do them in one visit instead of charging you a service call for each one.

Tenant Lockouts

Tenants lock themselves out, and it is rarely at a convenient hour. I use non destructive methods first, so in almost every case the tenant gets back in and the lock is untouched. After hours and overnight are priced differently, and those numbers are on your rate sheet so there is never a conversation about it at midnight.

Key Control, If You Want It

On high security systems I can set up key control, but it only works if we build it together. You give me a list of who is allowed to request keys, and I keep a record of what has been cut and for whom. Keys get engraved with a reference number so one found on a desk can be traced back. This is for restricted keyways where the keys cannot be copied anywhere else. It does not apply to standard keyways or to master key systems, and it is something you have to want, not something I do quietly in the background.

Inherited a Master Key System?

If a previous locksmith set up your master key system and nobody has the key chart, that is a real problem and it is worth knowing about before you need something done. Without the chart I cannot tell what was cut, how many levels there are, or what keys are already out there. I can still work on the system, but some jobs turn into rebuilding it rather than adding to it. If you have paperwork from whoever set it up, dig it out and keep it somewhere safe.

More Than One Building

If you run several properties you get one phone number for all of them, and over time I learn your buildings and what is on the doors. Older buildings always throw up something nobody knew about, and I do not carry stock for every piece of hardware ever made. When a part has to be ordered I will tell you that and give you the lead time rather than leaving you to chase me.

Repairs and Hardware

Door closers, panic bars that will not latch, handles pulling loose, locks seizing up in winter. Most of it is a repair rather than a replacement, and I will tell you which one you are looking at. If a part has to be ordered I will tell you the lead time rather than leaving you to chase me.

Why Call S.E.S?

It is just me. I answer my own phone, I show up when I say I will, and I charge what I quoted. Fully insured, WCB covered. I try to fix before I replace and I will not recommend work you do not need.

Call Me Anytime

Working with property managers and landlords across Halifax, Dartmouth, Bedford, Sackville, Cole Harbour, Eastern Passage, Fall River and the rest of HRM, plus Windsor, Mount Uniacke and Enfield. Call or text anytime and I will send you a rate sheet.

Frequently Asked Questions

Q: Are you set up as a vendor?

Yes. Fully insured with a certificate available on request, WCB covered, HST registered. If your company has a vendor onboarding process, send it over and I will fill it in.

Q: Do you work with PO numbers?

Yes. I will not submit an invoice without one. If you use a vendor portal I will invoice through it.

Q: Can my resident managers call you directly?

Yes, and it is usually faster that way. They call, I fix it, the invoice still goes through head office with the PO attached.

Q: Do you hold your rates?

Yes. Rate sheets are held for twelve months so you can budget against them.

Q: How fast can you get to a tenant lockout?

Depends where the building is and what I am in the middle of. I will give you an honest time when you call, not a number that sounds good.

Q: Can you rekey several units in one visit?

Yes, and it is cheaper for you that way. Send me the list of units and I will do them in one trip.

Q: Do you keep records of the keys you cut for us?

On high security restricted systems, yes, if we set it up that way. You give me a list of who can request keys and I keep a record of what has been cut. It needs your agreement and your input. It does not apply to standard keyways or master key systems.

Q: Do you handle after hours calls?

Yes. After hours and overnight are priced differently, and those rates are on your sheet in advance.

Q: Can you take on more than one of our buildings?

Yes. One number for all of them. I will not know every building from day one, especially older ones, but I learn them as I go and I will tell you upfront if a part needs ordering.
